Guide · Corpus Christi real estate

Social media for Corpus Christi real estate

A practical guide for agents, teams, and property managers who need steady posts without overclaiming or fighting the MLS by hand.

Founding offer: Growth plan $250/mo (normally $350), $99 setup waived, rate locked 6 months. For my first 3 clients, in exchange for 2 introductions to other local owners and permission to show your posts in my portfolio. See the offer.

Buyers and renters check phones first: photos, a clear call to action, and whether you feel local and trustworthy. You don't need viral reels. You need a steady rhythm of honest posts that match what you're allowed to say. This guide is for Corpus Christi–area agents, teams, and property managers — Flour Bluff, Padre Island, Portland, Rockport, and nearby.

Important: Padre Post Co. is a social media service, not a brokerage, MLS vendor, or law firm. Listing facts, fair-housing language, disclosures, and brokerage rules stay with you and your broker. I draft and schedule; you approve.

1. Keep Google and your bio accurate

  • Google Business Profile (if you have one) shows the right phone, service area, and recent photos — not an old office shot.
  • Bio states who you help and where (Southside, Island, Portland, Rockport) without keyword stuffing.
  • Link to your preferred contact path: call, text, site form, or brokerage page — whichever you actually check.
  • Never invent reviews or offer freebies for reviews. Reply to real ones politely.

2. Sample post ideas (hedged and usable)

Use only details you're cleared to share. Swap in your own photos and brokerage-required wording.

  • New listing (with permission): 3–5 clear photos, beds/baths if public, neighborhood name, and “message me for a showing” — no unverified price promises.
  • Open house: date, time window, address you're allowed to publish, parking tip, and what to bring. Confirm details the day before.
  • Just sold / just leased (client OK): celebrate the milestone without sharing private terms or addresses the client wants private.
  • Neighborhood spotlight: parks, bay access, schools people ask about — descriptive, not a comparative ranking you can't defend.
  • Seasonal coastal tip: hurricane-prep checklist reminders, winter visitor timing, or summer rental turnover tips for property managers — educational, not legal advice.
  • Team intro: who answers the phone, who shoots video, how a first call works. People hire people.
  • Rental / turnover (PMs): clean unit photos, application steps at a high level, and “reach out for current availability” — avoid guaranteeing timelines you can't control.

3. Local hooks that fit the Coastal Bend

  • Island and bay weekends: remind followers you know Padre Island, Flour Bluff, and bayfront corridors if that's your turf.
  • Rockport / Port A visitors: second-home and short-stay interest rises with tourism seasons — keep wording general unless you have a live listing.
  • Weather and storm season: useful prep tips beat fear-based posts. Don't claim insurance outcomes.
  • Local events: only after you confirm dates on an official page. Don't invent attendance stats.

Always confirm event dates and listing status before you post. Markets and calendars change.

4. A schedule you can keep

  • 2–4 posts a week beats a burst then silence.
  • Batch listing photos once a week; schedule captions you can approve in one sitting.
  • Stories for open-house day-of; feed posts for lasting listing cards.
  • Answer DMs and comments quickly — that's often the real lead.

5. What I won't do

  • No fake testimonials, fake sold counts, or review incentives.
  • No MLS scraping or inventing market statistics.
  • No legal, fair-housing, or insurance advice in captions.
  • No posting without your approval.

6. When to get help

If listing photos sit on your phone while showings fill the calendar, that's normal. Padre Post Co. writes and schedules Facebook and Instagram posts from materials you provide; you approve everything. I'm local in Flour Bluff and focus on Corpus Christi and Coastal Bend businesses — including Rockport and Port Aransas.

Right now I'm taking on my first 3 local clients at a founding rate. See the Founding Client offer and pricing, or browse the spec sample posts to see the style.

Questions

Will you post MLS data or make legal claims?

No. I don't pull MLS feeds, quote official stats I can't source, or write legal or fair-housing claims. You (or your broker) stay responsible for listing accuracy, disclosures, and compliance. I draft posts from what you approve.

Can you post new listings and open houses?

Yes, when you send the address, key details you're allowed to share, photos you're cleared to use, and any required brokerage wording. Nothing goes live until you approve the calendar.

Do you invent testimonials or offer review incentives?

No. I never invent testimonials, fake stats, or review incentives. Google and Meta both restrict review incentives, and honest wording protects your reputation.
