Travelers scroll before they book: clear photos, what the stay feels like, and how to reach you. You don't need viral reels. You need a steady rhythm of honest posts that match your real amenities and seasons. This guide is for Corpus Christi–area hotels, motels, condo managers, and vacation rental hosts — including Padre Island, Flour Bluff, Port Aransas, and Rockport.
Important: Padre Post Co. is a social media service, not a booking platform, OTA, or hotel brand desk. Rates, taxes, house rules, and franchise or HOA policies stay with you. I draft and schedule; you approve.
1. Keep profiles and booking paths accurate
- Google Business Profile (if you have one) shows the right phone, address or service area, hours, and recent property photos — not an outdated lobby shot.
- Bio states who you host and where (bayfront, Island, downtown) without stuffing every keyword.
- Link to the booking path you actually check: site, phone, booking page, or OTA listing.
- Never invent reviews or offer free nights for reviews. Reply to real guest feedback politely.
2. Sample post ideas (hedged and usable)
Use only details and photos you're cleared to share. Confirm rates and blackout dates before you promote a special.
- Room or unit spotlight: 3–5 clear photos (daylight if you can), bed count, kitchenette or balcony if true, and “message or call to check dates” — no invented “only 2 left” scarcity.
- Amenity walk-through: pool, pier access, parking, pet policy at a high level — only what guests will actually find.
- Seasonal stay tip: packing for windy beach days, quieter midweek visits, or spring-break traffic notes — educational, not a promise of empty roads.
- Local day plan: nearby food, pier, or bay activities with “hours change — confirm before you go.” Don't invent event attendance.
- Turnover / clean team shout-out (with permission): people behind the stay. No guest faces without written OK.
- Soft availability: “We still have openings some weekends in [month] — ask for current rates” only when that's true from your calendar.
- House rules reminder: quiet hours, parking, trash — helpful tone, not a lecture.
3. Local hooks that fit the Coastal Bend
- Island and causeway weekends: remind followers you know Padre Island and Flour Bluff access if that's your location.
- Port A / Rockport day trips: useful for guests who stay in Corpus and explore — keep wording general unless you partner with a specific operator.
- Weather honesty: summer heat, winter fronts, and storm-prep tips beat fear posts. Don't claim insurance outcomes.
- Local events: only after you confirm dates on an official page. Don't invent crowd sizes.
Always confirm event dates and rate language before you post. Calendars and OTAs change.
4. A schedule you can keep
- 2–4 posts a week beats a burst then silence — especially useful between peak seasons.
- Batch property photos once a month; schedule captions you can approve in one sitting.
- Stories for day-of weather or last-minute openings you really have; feed posts for lasting amenity cards.
- Answer DMs and comments quickly — that's often the real inquiry.
5. What I won't do
- No fake testimonials, fake occupancy stats, or review incentives.
- No inventing “sold out” or “last room” pressure.
- No promising rankings, star ratings, or booking-platform outcomes.
- No posting without your approval.
6. When to get help
If turnover and check-ins leave no time for captions, that's normal. Padre Post Co. writes and schedules Facebook and Instagram posts from materials you provide; you approve everything. I'm local in Flour Bluff and focus on Corpus Christi and Coastal Bend stays — including Padre Island and Port Aransas.
Right now I'm taking on my first 3 local clients at a founding rate. See the Founding Client offer and pricing, or browse the spec sample posts to see the style.
Questions
Will you invent occupancy rates or guest reviews?
No. I never invent occupancy percentages, star ratings, testimonials, or review incentives. Captions stick to facts you approve: amenities, photos you're cleared to use, and booking paths you actually monitor.
Can you post availability and rate specials?
Yes, when you send the dates, rate language you're allowed to publish, and any brand or franchise rules. I won't invent “last rooms” scarcity or guarantee a fill rate. Nothing goes live until you approve the calendar.
Who is this guide for?
Independent hotels and motels, condo associations and managers, short-term rental hosts, and small property teams serving Corpus Christi, Padre Island, Flour Bluff, Port Aransas, Rockport, and nearby Coastal Bend stays.
Do guests see these posts as official booking channels?
Social posts are marketing, not a booking engine. Always link or point people to the channel you check (site, phone, booking page, or OTA listing). I won't claim a platform confirms a reservation.
